Internal and external communal fire doors are essential for a building’s passive fire resistance as they contain a fire to one room making it ‘compartmentalised’ and easier to extinguish.


LFS manufacture, supply and install full door sets or replacement leafs where necessary in properties across London. Q: What are the latest Fire Door Regulations?

The Fire door regulations are laid out in the Regulatory Reform (Fire Safety) Order 2005. The requirements were amended by the Fire Safety Act 2021, which extended the requirements for buildings over 2 storeys.

Q: What is the difference between a fire and normal doors?

A fire door is used to put in place compartmentation in the event of a fire, which puts physical barriers in strategic areas of a building to prevent fire spread. Not all doors can do this, as fire doors are specially designed for this task. Manufactured from a combination of glass, gypsum, steel, timber and aluminium, fire doors are designed to be kept closed at all times, with any gaps filled with fire-resistant sealants. 

Q: Should I have fire doors in my residential building? 

Any home or residential building with three floors or more must have fire-rated doors fitted to every habitable door leading from a stairwell. This also applies to loft conversions where an extra floor has been added to a two-storey property. As well as this, any door leading from the building to an integral garage must also have a fire door in place. 

Q: Can fire doors have windows?

Fire doors can have windows; however, the window must have a fire rating glazing. Options for fire-rated windows are usually; wire mesh glass, liquid sodium silicate, ceramic glass or borosilicate glass. Typically, wire mesh glass is one of the better-suited options for withstanding fires.

In the UK, fire doors are required in all domestic dwellings above two levels. All doors leading to a stairwell must be a fire doors. Doors leading to habitable rooms and between habitable areas (such as individual flats) and communal areas (such as hallways) must also be fire doors. Fire doors are also required in loft conversions, between a house and an integral garage, and between residential and business elements in a mixed-use building. 

Firedoors are used for compartmentation, preventing the spread of the fire and leaving fire escapes accessible. Therefore, in commercial properties, fire doors are typically required in all doorways leading to escape routes and rooms with a higher risk of a fire starting. Q: Can you paint fire doors?

You can paint fire doors, but it must be done in a way which maintains the door's fire resistance. The paint cannot be layered too thick in a way that would prevent the door from closing correctly. You should also avoid gloss paint as it can be thicker than ordinary wood paint and can affect how the door sits within the frame. For added protection, you can use fire-resistant paint. When painting a fire door, cover hardware with masking tape to avoid getting paint on latches or hinges and avoid painting over smoke seals.

Q: Is it ok to wedge open a fire door?

No. You should never wedge a fire door open. A fire door must be shut to offer protection. Wedging a fire door open prevents it from functioning as intended allowing fire to more easily spread. Wedging a fire door open can put lives at risk.

Yes, fire doors are required in flats. Fire doors are required in buildings over two storeys. Habitable rooms in flats should have fire doors. The front door of each flat and doors leading to stairwells should also be a fire door.
