SOCIAL HOUSING PROJECTS

CHILTERN BUILDING

 

SECTOR:  RESIDENTIAL (SOCIAL)

SERVICES:  FIRE DOORS

Client:  Mulalley

Main Contractor:  Mulalley

Location:  Southend-On-Sea, SS2

Contract Value:  £600,000

Contract Duration:  8 weeks

SUMMARY OF WORKS:

  • Installation of 140 front entrance doors plus communal fires screens and doors across 15 floors of 16-storey residential block

  • Chiltern building is one of the tower blocks on the Queensway Estate in Southend-On-Sea which is benefiting from regeneration works.

QUEEN'S COURT HAMPSTEAD

 

SECTOR:  RESIDENTIAL (SOCIAL)

SERVICES:  FIRE DOORS

Client:  Clarion Housing Group

Main Contractor:  LFS

Location:  Hampstead, NW3

Contract Value:  £10,000+ 

Contract Duration:  2 weeks 

SUMMARY OF WORKS:

  • Queen’s Court in Hampstead is a listed housing association building owned by Clarion Housing Group.

  • Preservation society has an interest in ensuring the building is preserved and that any new developments or building works are sensitive to the heritage of the building.

  • Client expected to remove the existing doors completely and have these replaced with new fully compliant fire doors.

  • Preservation society wanted the new fire doors to be in keeping with the building’s heritage but this was proving difficult to provide.

  • LFS found a way to upgrade the existing doors, enabling them to be compliant and fully certified without them being changed for newer doors which might not have suited the appearance of the building.

CLIFTON ESTATE

 

SECTOR:  RESIDENTIAL (SOCIAL)

SERVICES:  FIRE DOORS

Client:  Southwark Council

Main Contractor:  A & E Elkins 

Location:  Peckham, SE15

Contract Value:  £52,000

Contract Duration:  6 weeks 

SUMMARY OF WORKS:

  • Installed frame armour systems to 66 front entrance doors and replaced leafs of these doors across 3 residential blocks.

  • Supplied and installed our own in-house designed steel frame armour section, renewing just the entrance door rather than the adjacent window, thereby saving the client in excess of £30,000.

  • Manufactured and installed the door leaf to the residents’ design and colour choice.

  • Fire tested a grooved pattern door for this contract, something that the leaf manufacturer hadn’t tested. This allowed us to increase the amount of design options without affecting residents’ safety.

  • Working with A & E Elkins to fit the new doors to the residents’ appointment requirements, installed up to 6 doors a day.

DICKENS ESTATE

Client:  Southwark Council

Main Contractor:  Standage & Co. Ltd

Location:  Bermondsey, SE16

Contract Value:  £532,000

Contract Duration:  6 weeks 

SUMMARY OF WORKS:

  • Compartmentalised 12 residential blocks by carrying out fire stopping works, manufacturing and installing the intake cupboards and internal front entrance doors

  • Manufactured and renewed over 400 FD30 front. entrance doors, some requiring fire rating glazing

  • Carried out the necessary fire stopping works in the intake cupboards.

  • Renewed the intake cupboard doors to achieve compartmentation.

  • Renewed store doors, installed communal steel doors, renewed uPVC windows to side of front doors.

IRWELL ESTATE

 

SECTOR:  RESIDENTIAL (SOCIAL)

SERVICES:  FIRE DOORS

Client:  Southwark Council

Main Contractor:  Standage & Co. Ltd

Location:  

Contract Value:  £23,000

Contract Duration:  3 weeks 

SUMMARY OF WORKS:

  • Upgraded 65+ front entrance doors to be fire rated.

  • Doors were solid core, high quality security entrance doors but not fire rated.

  • Original estimate for renewal of these doors was in excess of £70,000.

  • LFS provided a certified upgrade through installation of intumescent fire and smoke strips into the leaf, upgraded existing ironmongery and installation of a door closer. Door leafs were also redecorated.

  • Worked across 3 blocks of residential flats to upgrade the front entrance doors.

  • Worked with the client to suit the appointment schedule that had been set out, installing up to 4 doors a day.

MARINE TOWER

 

SECTOR:  RESIDENTIAL (SOCIAL)

SERVICES:  FIRE DOORS

Client:  Lewisham Homes

Main Contractor:  Standage & Co.

Location:  Lewisham, SE3

Contract Value:  £50,000+

Contract Duration:  6 weeks

SUMMARY OF WORKS:

  • Following an arson attack in February 2011, where sadly 2 residents lost their lives, LFS were appointed to carry out passive fire protection works on the building.

  • Removed and replaced 64 front entrance doors.

  • Provided fire stopping to the electrical risers.

  • A time-critical job for Lewisham Homes, LFS completed the manufacture and installation and sign off (FIRAS & Q-Mark) of all front entrance doors within 6 weeks.

  • Many residents commented that the improved security and fire integrity made them feel safer.

BRANDON ESTATE

 

SECTOR:  RESIDENTIAL (SOCIAL)

SERVICES:  FIRE DOORS

Client:  London Borough of Southwark

Main Contractor:  J. Murphy & Son

Location:  Southwark, SE1

Contract Value:  £1,500,000

Contract Duration:  5 months

SUMMARY OF WORKS:

  • The contract was split into 2 packages covering over 30 tower blocks across the Borough and Bankside area of Southwark.

  • Carried out a detailed survey of over 2,000 existing fire doors. 

  • Undertook this work through the BM Trada accreditation, which is reviewed annually.

  • Manufactured and installed approximately 2,000 fire doors in 5 months to meet an extremely demanding construction programme.

  • All doors were manufactured and installed under BM Trada’s Q-Mark scheme which provides chain of custody compliance processes providing the client with complete peace of mind.

NEWINGTON ESTATE

Main Contractor:  Axis Europe

SUMMARY OF WORKS:

  • Worked across 5 buildings; sheltered and residential.

  • Installed over 230 new front entrance door sets and 26 communal door sets.

  • Installed FD30 front entrance door sets with firestopping works to any cable penetrations going through the door set.

  • Worked with the main contractor to produce door sets to the residents’ varying design and colour choice.

  • Organised an appointment schedule with the main contractor and abided by the bookings; installing up to 12 doors a day.

  • Installed communal FD60 leaf and a half door sets, connected to an automatic door closer system.

Fire Door Installations

 

Fire doors are fundamental to fire safety and are a common aspect of many social housing fire-stopping projects. At LFS, we offer Secured by Design (SBD) accredited FD30 and FD60 fire doors available in various designs and finishes. This extensive selection of fire doors is just one of the reasons we are the preferred supplier for many local authorities and housing associations. 

A professionally installed and fully certified fire door can contain a fire, delaying the spread of the fire and allowing more time for a safe evacuation. At LFS, we can manufacture, supply, and install internal and external fire doors for social housing.
